Four rectangular upper stories provide council staff with large open planned floor layouts which are naturally ventilated via a mixed mode system utilizing open vent night time cooling and automatic daytime fresh air replacement via a BMS.

The West corner of the building has been designed to look like a separate ‘building within a building’ housing the Council Chambers and Mayor’s office suite.

The ground floor contains all the council specialised department suites which are air conditioned from a separate system. To the west elevation sits the council’s public ‘One Stop Shop’. Located to the south are the separate Utilities building, car park and delivery yard, all contained within a secure fenced and gated enclosure.

The centre comprises:

• 14,679m2 of accommodation across four storeys
• Fully automatic evening purge vent to cool building
• Exposed concrete soffits to provide thermal mass
• Two large informal atria with automatic solar blinds
