The project comprises a new build third phase to the Daresbury Science and Innovation Park. This 4400 sqm development over three storey’s consists of a variety of serviced research spaces. This building is envisaged to take tenants who have outgrown the park's Incubation building and new larger tenants. Designed as a series of flexible spaces the building is able to cater for a wide variety of research disciplines from office based functions through to light laboratory and workshops uses.
The building has been rated as a BREEAM ‘Excellent’ and meets the NWDA’s commitments to the environment in terms of energy, carbon and water. The building utilises open loop ground source heat pumps for heating and cooling, delivered through pipes within an exposed concrete plank sofit. The spaces are ventilated using opening windows, brise soleil and internal blinds provide solar shading and glare control.
