The project comprises the first phase (9150m2) of a new 60,000m2 science park development located at the GlaxoSmithKline R&D site at Stevenage.

Phase 1 of the project provides two new research buildings, an Incubator Facility and an Accelerator Building together with hard and soft landscaping, car parking and delivery areas.

The 5,050m2, 4 storey Biosciences Incubator Facility is designed to accommodated a number of bioscience start-up / spin-out companies.

The 4100m2, 3 storey Accelerator Building is designed to accommodate a handful of post-incubation / developing biosciences companies.

Both buildings are designed to achieve a BREEAM rating of ‘Excellent’ by including large building integrated photovoltaic walls, air source heat pumps, grey water harvesting, passive cooling, central atrium / light wells etc.

The building comprises:

  • Lettable wet laboratories in modules of 25, 50 and 100m2
  • Central support facilities
  • Lettable office space in modules of 15 to 200m2
  • Central reception and hub space comprising cafeteria, exhibition, mixing & meeting space within the interactive atrium area
  • Lettable hot desking, meeting rooms and conference rooms

  • Concept design and delivery architects, interior design & landscape architect services.
